My firm has released a mid-year review on Miami’s single family home category. The state of the market shows a residential shift noting a transition that allows buyers a greater selection of inventory and at time – increased negotiating power over sellers. The transition is a reflection of a larger stabilization in the market where prices are not increasing at such a frenzies pace but has become decidedly more stable and secure. This correction is a sign of a strong and sustainable market. One all-star which did continue to overachieve was in the waterfront category, these neighborhoods throughout Miami-Dade showed extremely positive performance compared to the same period last year. This is particularly true in Coconut Grove, which experienced a 22% increase in pricing. Miami-Dade’s luxury segment also increased substantially in average sales prices, especially in Aventura and Snapper Creek. Read the full report
