The price per square foot average for the total market increased by 9%-13% and top end luxury prices increased by 26%-27% in both the waterfront and non-waterfront property categories. When further dissected, we see the non-waterfront average $/S.F. for homes in Coral Gables is up 13% and up 2% in CocoPlum. Waterfront average $/S.F. for homes in Coral Gables is up 9% and down slightly by 12% in CocoPlum. Luxury transactions are leading the way in our market, with average home prices at $1,576,958 for non-waterfront estates and $6,142,986 on the waterfront.
